MECHANIC FALLS — Following an executive session Monday night, the Mechanic Falls Town Council endorsed the third purchase and sale agreement for the former Central Maine Medical building at 22 Pleasant St.

The interested buyer named on the agreement is 33 Pleasant Street LLC and its mailing address is 33 Pleasant St. in Mechanic Falls, a stone’s throw away from the former medical building.

The price is $300,000 and the building will house law offices, according to the agreement.

The town had purchased the building in 2017 for $275,000 with the intention of using it as a new town office, but it was put up for sale in 2019 after it was determined the building was too small to accommodate the town’s needs.

The first interested buyer was Pythia of Portland in June 2022, whose client was interested in converting it into a “quick service restaurant.” The asking price was $450,000.

Pythia withdrew its offer in October 2022.

The second potential buyer was Mary Ann Pineda, Bruce Bartlett and Associates who offered $280,000 in March 2023.

It was believed the building was to become dental offices, but the deal fell through in May.

The most recent purchase and sale agreement stipulates that the town will designate six parking slots for A law firm use from 8 a.m. to 4 p.m., Monday through Friday.

The closing date on the sale is slated for Oct. 31.
