AUBURN — American Development Group’s project to build phase two of Stable Ridge Apartments complex on Court Street is back on the Planning Board agenda for a site plan review next week.
The meeting scheduled for Tuesday was postponed because of the impending snowstorm and rescheduled at 6 p.m. March 28 in the City Council Chamber at 60 Court St.
The project, which failed approval at a Feb. 14 public hearing is being reconsidered because there was no finding of fact to support the denial. Auburn’s attorneys have advised the Planning Board to vote to approve or deny the application with written findings supporting the decision.
Phase two proposes 60 one- and two-bedroom units in five buildings and four garages at 555 Court St.
The first phase, also consisting of 60 units, narrowly passed in early 2022 after a large-scale rezoning of nearly 1,700 acres around the area.
Materials accompanying the agenda for the March 28 meeting contain public comments. They include that plans do not conform to setback requirements, traffic from the first phase is already presenting problems and plans do not adequately provide solutions for possible soil and drainage issues created by four more acres of impervious surfaces.
“At the hearing, the developer’s consultant admitted that phase one had not been constructed with the mix of residential unit types approved by the Planning Board,” one person wrote. “The cited reason was ‘economics.’ The Planning Board was not given the chance to review any revised plans for a different mix of unit types.”
The March 28 meeting will also consider the city manager’s capital improvement program. Remaining agenda items from the March 14 agenda will be pushed to the April 11 meeting.
